New Delhi: WeWork India Management Limited on Thursday said it has entered into a sub-lease agreement to expand its footprint in Hyderabad, adding 1,45,114 square feet of office space as part of its capacity augmentation strategy.

The company informed stock exchanges that the expansion will translate into an addition of approximately 2,100 desks and is expected to be operational on or before July 2026.
The investment for the new facility is pegged at around ₹32 crore and will be financed through a mix of internal accruals and debt, the company said in its disclosure under Regulation 30 of SEBI’s Listing Regulations.
Capacity crosses 1.23 lakh desks
As of December 31, 2025, WeWork India had an existing operational capacity of 1,21,638 desks, with utilisation levels at 83.9%. With the addition of 2,100 desks, total capacity will increase to over 1.23 lakh desks, strengthening its presence in one of India’s fastest-growing office markets.
The company said the rationale behind the expansion is to cater to incremental demand and align operational capacity with business growth.
Hyderabad has emerged as a key market for flexible workspace operators, driven by sustained demand from technology firms, GCCs and startups. Industry executives note that rising hybrid work adoption and expansion by global capability centres have kept demand buoyant for managed office spaces across major metros.
Funding through internal accruals, debt
The ₹32 crore capital outlay will be funded through a combination of internal accruals and borrowings, reflecting the company’s calibrated expansion approach amid improving occupancy levels.
WeWork India, formerly known as WeWork India Management Private Limited, operates flexible workspaces across major Indian cities and is headquartered in Bengaluru.
The latest capacity addition signals continued confidence in enterprise demand for flexible office formats, even as traditional commercial real estate absorption remains cyclical.
