Synopsis: Raymond Realty has entered central Mumbai’s luxury housing market with the launch of ‘The Address by GS, Wadala’, a ₹5,000-crore redevelopment project that signals the company’s push beyond traditional South Mumbai corridors into high-growth, well-connected micro-markets.

 

Mumbai: Raymond Realty Ltd on Tuesday announced the launch of ‘The Address by GS, Wadala’, a marquee residential redevelopment project in central Mumbai with an estimated revenue potential of around ₹5,000 crore, as the company sharpens its focus on premium and luxury housing beyond established South Mumbai pockets.

Spread across 5.62 acres, the project is being positioned as a large-format lifestyle development offering premium 2 and 3 BHK residences along with high-street retail. The development will feature around 1.7 lakh sq ft of recreational space and over 50 lifestyle amenities, including a 45,000 sq ft clubhouse, sports and wellness facilities, and social zones, the company said.

Raymond Realty said the Wadala project marks a strategic expansion into one of Mumbai’s most centrally connected neighbourhoods, with access to the Eastern Freeway, Mumbai Trans Harbour Link (MTHL), Monorail and upcoming Metro Lines 4 and 11, making it attractive for both end-users and investors.

Harmohan Sahni, chief executive officer of Raymond Realty, said the launch aligns with the company’s asset-light growth strategy and strengthens its long-term development pipeline. “Wadala’s central connectivity, combined with our focus on large lifestyle ecosystems, positions the project to deliver strong end-user demand and sustained investor returns,” he said.

The 31-storey towers are RERA-approved and are also aligned with Indian Green Building Council (IGBC) sustainability standards, reflecting the developer’s focus on responsible urban development, the company added.

Raymond Realty, part of the Raymond Group, has rapidly scaled its real estate business since entering the sector in 2019. The company currently has over 10 million sq ft under development across the Mumbai Metropolitan Region and has delivered and sold more than 5,500 homes.

The Wadala launch follows the company’s recent ultra-luxury project, Invictus by GS, BKC, and underscores its strategy to deepen its presence across premium and luxury residential segments through joint development agreements and disciplined capital d eployment.
